THE FULL GOLD MANAGEMENT SERVICE

Again a comprehensive service designed specifically for the landlord wishing to relinquish control of his/her property during the tenancy.

Although similar to the Platinum Full Management Service, this service specifically excludes the Rent Guarantee and Legal Cost Protection Scheme.

  • Personal inspection of property by an experienced Manager and a free written rental valuation.
  • Advertising for and interviewing of suitable prospective tenants.
  • Full references taken up on tenants including previous landlords/managing agents, employers, personal references and full credit check.
  • Preparation of all legal documentation.
  • Collection from tenant of a damage deposit.
  • Demand for and collection of rent to be paid into landlord's bank/building society account by BACS usually within seven days of receipt.
  • Demand for and collection of insurance premiums and service charges should these be applicable.
  • Submission of a monthly statement of account with copies of any maintenance invoices/deductions.
  • Arranging any necessary maintenance to the property and deducting costs from rent received.
  • Regular internal inspections.
  • Provision of a dedicated personal Property Manager to act as the first point of contact within the company.
  • Provision of a 24 hour/7 days a week emergency maintenance number should the unthinkable happen.
  • A thorough final inspection at the end of each tenancy.
