Preparation of Inventories

The importance of a comprehensive and professionally prepared inventory cannot be overstated. Time and time again it has been shown that a professionally prepared inventory can save arguments and substantial costs at the end of the tenancy. JSM have many years experience in the preparation of such documents which is why we insist that we prepare the inventories on all properties managed by ourselves. A fee is charged for this service, however, such charges will be agreed between yourself and the Manager at the time of inspecting your property depending upon the size of the property and level of furnishings.

Gas Safety Certificates

Since the introduction of The Gas Safety (Installation and Use) Regulations 1994, it is now a legal requirement to have all gas appliances fully serviced and checked annually. Failure to comply can lead to a criminal prosecution and a maximum prison sentence of six months and a fine of up to £5,000. If your property has gas, we will automatically arrange for a Corgi registered engineer to issue a Gas Safety Certificate each year. It should be noted that a British Gas 3 Star Contract does not meet the requirements of the law. Regretfully, unless a property has a valid Gas Safety Certificate, we will not be able to act on your behalf or find prospective tenants.

Experience has taught us to ensure that all vacant properties' heating systems and water tanks are drained down between the months of November and March inclusive. This is a service we provide automatically and, although the costs do vary depending upon the geographical location of the property, the normal charge will be in the region of between £30 to £50. We are sure you will understand that this is an essential part of our management contract with you, since the freezing of pipes etc. can lead to thousands of pounds of damage and possibly invalidate your insurance cover.

Property Minding

If you are going away for a period of time but do not wish to let your property, we will make weekly visits to your home to ensure that everything is in order. In addition to this, we can arrange the following on your behalf:-

Weekly cleaning.
Gardening service.
Payment of household bills (we must be provided with a sum of money to cover normal outgoings).
Freshen up your property before your return.
Mail redirection.
