If, in the unlikely event your tenant does default in the payment of their rent, you will receive the income regardless, until such time as the tenant vacates or a possession order is granted. In addition to this, you will not be responsible in any way for costs incurred in obtaining possession of your property. Obtaining a possession order and instructing solicitors and counsel can cost in the region of £1,000 to £2,000, however, this will be paid for on your behalf.

  • Personal inspection of your property by an experienced Manager and free written rental valuation.
  • Advertising for and interviewing of suitable prospective tenants.
  • Full references taken up on tenants including, previous landlord/ managing agent, employers, personal references and full credit check.
  • Preparation of legal documentation.
  • Collection from tenant of a damage deposit.
  • Demand for and collection of rent to be paid into landlord's bank/building society account by BACS usually within seven days of receipt.
  • Demand for and collection of insurance premiums and service charges should these be applicable.
  • Submission of a monthly statement of account to landlord with copies of any maintenance invoices/deductions.
  • Arranging any necessary maintenance to the property and deducting the cost from rent received.
  • Regular internal inspections.
  • Provision of a dedicated personal Property Manager to act as the first point of contact within the company.
  • Automatic inclusion within the Rent Guarantee and Legal Cost Protection Scheme. This scheme fully guarantees your rental payments and any legal costs incurred in obtaining possession of your property should this be necessary.
  • Provision of a 24 hour/7 days a week emergency maintenance number should the unthinkable happen.
  • A thorough final inspection at the end of each tenancy.
