PROPERTY DETAILS

A truly delightful detached Grade II thatched cottage in a small, highly sought after village location about 7 miles west of Cambridge with a population of just over 200. Nestled in a very quiet part of the beautiful Cambridgeshire countryside, giving excellent commuter routes into Cambridge, or into London via St Neots train station approximately 20 minutes away. The cottage benefits from a recently installed Oil fired central heating system and has been beautifully refurbished by our client over the years, retaining a wealth of character and charm. The tasteful décor and modern fixture and fittings combine seamlessly, making this cottage a must view and is offered for sale with no onward chain.

As soon as you step inside the warmth and character seems to wrap round you The old front door opens to a reception area with additional storage and hanging space.

GROUND FLOOR SHOWER ROOM Comprises a modern contemporary suite to include a walk in double shower cubicle, low level WC and wash hand basin. Partly tiled walls, wood flooring and a heated chrome ladder style radiator.

KITCHEN/BREAKFAST ROOM/DINING AREA A bright and airy area with a high vaulted ceiling with painted beams and trusses and windows to either side ensuring ample natural light. The kitchen area has modern fitted base units with solid wood work surfaces above and inset ceramic sink and drainer, fitted electric cooker, fitted fridge and built in wine rack.

OPEN PLAN LIVING AREA A small step leads into the open plan living area with a high vaulted ceiling, beautiful wood flooring, windows to either side and French doors leading to the south facing rear garden.

MEZZANINE DOUBLE BEDROOM Approached from the kitchen area via an open tread staircase with book shelving under the mezzanine double bedroom overlooks the ground floor accommodation.

OUTSIDE The chime of the nearby church bells, break the silence. It is hard to believe that you are only 7 miles from Cambridge city centre. To the front there is off road parking and gated access to the cottage and to the rear garden. The rear garden is a real delight. Enjoying a south facing aspect the garden is not overlooked and has a decent size lawn area, with flower and shrub borders. There is also a covered patio area with timber supports and roofing.

ABOUT THE AREA Kingston is a small Parish, approximately 7 miles to the west of Cambridge and covering 1907 acres. The land is largely agricultural, with Kingston Wood covering around 100 acres. The name Kingston, meaning "The Kings Manor" implies that the village was, prior to the Norman Conquest, a Royal Vill and is mentioned in the Doomsday Book in 1086. The village thrived in the medieval times and there are a number of houses of this era remaining and many others dating back to the 17th and 18th centuries. There are 21 listed buildings or structures in the village. There was probably a church in the village in the 11th century, nut the present building dates from the 13th century.
